  GENERAL OVERVIEW
 

Pre Contract
  • Initial site survey and feasibility study.
  • If applicable make representations to the developer (should there be base build works taking place prior to the Clients fit out works) to ensure the Clients requirements are met in terms of quality, layout and programme.
  • Attend design meetings with Client as required.
  • Formulate the employer’s requirements in terms of scope of works, specification, design and programme.
  • Formulate tender documents and issue to agreed contractors.
  • Correspond with tendering contractors and organise site visits.
  • Analyse tender returns and interview proposed contractors.
  • Appoint contractor.
  • Draw up the building contract and issue to relevant parties for signature
  • Liaise with statutory bodies and local authorities to ensure all current Regulations and Standards are met including, as applicable, Planning, Listed Building, Building Regulations, DDA, Landlords consent.
  • Appoint and be responsible for the chosen Client Design Team including Services Consultants, Architect, Planning Supervisor, Structural Engineers.
