Pre Contract Project Management
- Initial site survey and feasibility study.
- If applicable make representations to the developer (should there be base build works taking place prior to the Clients fit out works) to ensure the Clients requirements are met in terms of quality, layout and programme.
- Attend design meetings with Client as required.
- Formulate the employer’s requirements in terms of scope of works, specification, design and programme.
- Formulate tender documents and issue to agreed contractors.
- Correspond with tendering contractors and organise site visits.
- Analyse tender returns and interview proposed contractors.
- Appoint contractor.
- Draw up the building contract and issue to relevant parties for signature
- Liaise with statutory bodies and local authorities to ensure all current Regulations and Standards are met including, as applicable, Planning, Listed Building, Building Regulations, DDA, Landlords consent.
- Appoint and be responsible for the chosen Client Design Team including Services Consultants, Architect, Planning Supervisor, Structural Engineers.
Post Contract Project Management
- Project and financially manage the works on site to ensure the programme, quality and budget are met.
- Chair site meetings and issue minutes to all Parties.
- Monitoring site progress and measuring against programme.
- Quality control
- Financial monitoring and reporting including reviewing of and instructing variations, issuing financial update reports, reviewing valuations and recommending interim payment amounts.
- Review, negotiate and agree final account.
- Snag the works and ensure all snags are remedied.
Sign off the works and issue a Practical Completion Certificate.
Post Completion Project Management
- Be available to attend site, deal with issues as necessary and arising from the fit out works
- Manage new furniture installation as necessary
- Re-inspect and sign off works at end of 6/12 months defects liability period.
- Agree and advise on release of retention monies
